Target Geography

Oregon, Washington, Idaho, and Montana.

Asset Class

Multifamily only

Deal Size

$10 million minimum total cost

Asset Vintage

Prefer late 1980s and newer construction, but will consider older assets if other factors are favorable (such as location).

Asset Size

Focus on middle-market sized assets in the 50-120 unit range that are generally considered too small for institutional buyers.

Value-Add Strategy

Value-add opportunities where CCG can improve performance of the asset via physical renovations and/or better management; prefer immediate mark-to-market opportunity based on current condition at closing.

Affordability

CCG is focused only on market-rate housing and does not acquire heavily subsidized or low-income housing deals.

Property Management

CCG uses professional third-party property management.
